How Much Does a Walk-In Closet Cost in Dubai? Full Breakdown

Material cost per linear meter is the foundation. MDF with melamine: AED 800-1,200/lm. MDF with lacquer: AED 1,500-2,500/lm. Natural veneer: AED 2,000-3,500/lm. These rates include carcass, doors, shelving, rods, and basic hardware.
Room size determines linear meters. A compact walk-in (6 sqm, L-shaped layout) typically has 6-8 linear meters. A mid-size walk-in (10-12 sqm, U-shaped) has 10-14 linear meters. A large dressing room (15-20 sqm, four walls + island) has 16-25+ linear meters.
So: a compact walk-in in MDF costs 6 x AED 1,000 = AED 6,000 in cabinetry. But that is not the total. Add design and project management (AED 2,000-3,000), hardware upgrade to Blum/Hettich (AED 2,000-4,000 above base hardware), integrated LED lighting (AED 2,000-5,000), delivery and installation (often included, but confirm), and VAT at 5%. The real total for a compact MDF walk-in: AED 15,000-25,000.
Premium add-ons and their costs: Center island (AED 8,000-25,000). Glass-fronted display cabinets (AED 3,000-10,000 for a section). Motorized shoe rack (AED 5,000-12,000). Pull-down high storage (AED 1,500-3,000 per unit). Built-in safe compartment (AED 2,000-5,000). Vanity station with mirror and lighting (AED 4,000-10,000). Fabric-lined drawer inserts (AED 300-800 per drawer).
The most expensive walk-in closets we build run AED 100,000-150,000. These are large dressing rooms (18-25 sqm) in walnut veneer with center islands, glass display walls, motorized elements, custom lighting design, and premium Blum hardware throughout. They are comparable to imported European systems costing AED 200,000-400,000.
Payment typically follows milestones: 30% deposit on design approval, 40% before manufacturing starts, 30% on installation completion. Never pay 100% upfront. Retain the final 30% until you have inspected the completed work and confirmed everything meets the agreed specification.
