How Much Does a Walk-In Closet Cost in Dubai? Full Breakdown
This is the pricing article that every competitor in Dubai avoids writing. We publish it because transparent pricing builds trust and saves everyone time. If your budget does not match the numbers below, better to know now than after a consultation.
Material cost per linear meter is the foundation. MDF with melamine: AED 800-1,200/lm. MDF with lacquer: AED 1,500-2,500/lm. Natural veneer: AED 2,000-3,500/lm. These rates include carcass, doors, shelving, rods, and basic hardware.
Room size determines linear meters. A compact walk-in (6 sqm, L-shaped layout) typically has 6-8 linear meters. A mid-size walk-in (10-12 sqm, U-shaped) has 10-14 linear meters. A large dressing room (15-20 sqm, four walls + island) has 16-25+ linear meters.
So: a compact walk-in in MDF costs 6 x AED 1,000 = AED 6,000 in cabinetry. But that is not the total. Add design and project management (AED 2,000-3,000), hardware upgrade to Blum/Hettich (AED 2,000-4,000 above base hardware), integrated LED lighting (AED 2,000-5,000), delivery and installation (often included, but confirm), and VAT at 5%. The real total for a compact MDF walk-in: AED 15,000-25,000.
Premium add-ons and their costs: Center island (AED 8,000-25,000). Glass-fronted display cabinets (AED 3,000-10,000 for a section). Motorized shoe rack (AED 5,000-12,000). Pull-down high storage (AED 1,500-3,000 per unit). Built-in safe compartment (AED 2,000-5,000). Vanity station with mirror and lighting (AED 4,000-10,000). Fabric-lined drawer inserts (AED 300-800 per drawer).
The most expensive walk-in closets we build run AED 100,000-150,000. These are large dressing rooms (18-25 sqm) in walnut veneer with center islands, glass display walls, motorized elements, custom lighting design, and premium Blum hardware throughout. They are comparable to imported European systems costing AED 200,000-400,000.
Payment typically follows milestones: 30% deposit on design approval, 40% before manufacturing starts, 30% on installation completion. Never pay 100% upfront. Retain the final 30% until you have inspected the completed work and confirmed everything meets the agreed specification.
How to compare quotes from different companies. Always request a per-linear-meter rate, not a single lump sum. When companies quote a lump sum only, you cannot see what material grade, hardware brand, or number of components are included. A quote in per-linear-meter rates makes comparison immediate: if Company A quotes AED 900/lm and Company B quotes AED 700/lm for the same finish, you know to ask what Company B is compromising on. The three most common areas where low-cost quotes cut corners are: material grade (standard MDF instead of moisture-resistant), hardware brand (generic instead of Blum or Hettich), and installation quality (one visit only, no follow-up punch-list). See our companion guide on how to choose a walk-in closet company in Dubai for the seven questions to ask before signing.
What does the market look like in 2026? The walk-in closet market in Dubai is split between imported European systems (Al Gurg Living, Goettling), local premium fit-out companies, mid-market contractors, and low-cost operators. Imported European systems cost AED 20,000-60,000 for a standard room and use factory-made components that are non-adjustable for non-standard UAE wall dimensions. Local premium fit-out companies build to measure and typically deliver comparable quality at 40-60% of the imported price. For a walk-in closet in a property you own, a local custom build almost always offers better value than an imported system.
Is it cheaper to buy or build a walk-in closet in Dubai? Custom-built (bespoke) almost always offers better value than buying a ready-made or imported system at the same quality level. Imported European flat-pack systems (IKEA PAX, for example) start at AED 3,000-8,000 for a basic walk-in configuration, but the components are designed for standard European ceiling heights of 2.3-2.5m. Dubai villas typically have 2.7-3.0m ceilings, leaving a large dead zone above the unit. Bespoke cabinetry fills floor to ceiling with no gap, adding meaningful storage. Imported premium systems (Goettling, interlubke) cost AED 80,000-200,000 for a large dressing room — the same result from a local custom workshop costs AED 40,000-100,000. The build-vs-buy decision is straightforward: buy only when you need portability (rented apartment, short-term stay) or a very fast turnaround. For a property you own, bespoke always wins on value and fit.
How much does a fitout cost in Dubai in general? General villa fitout (kitchen, wardrobes, joinery, flooring) runs AED 400-800 per sqm for a standard mid-market spec and AED 1,000-2,500 per sqm for premium. A walk-in closet is a specialist sub-category of joinery work. At AED 800-1,200 per linear meter for melamine MDF or AED 1,500-2,500/lm for lacquer, a walk-in closet sits at the quality-end of general joinery pricing because of the precision tolerances and hardware specification required. For context, a 10 linear meter lacquer closet at AED 2,000/lm costs AED 20,000 in cabinetry alone, which is 4-5x the cost of the same linear meters in a basic bedroom wardrobe. The quality of hardware, the flatness of the finish, and the precision of the gaps between doors is where the price difference is earned.
What is the 70/30 wardrobe rule? The 70/30 rule is a storage design principle: allocate 70% of your wardrobe space to hanging and 30% to folded storage (shelves and drawers). In practice, most people's wardrobes invert this ratio because hanging is easier to organize visually. The result is a closet where the drawer section is overstuffed and the hanging section has dead space. When planning your walk-in, audit your actual wardrobe: count how many items are hung vs folded. Most Dubai wardrobes hold 40-60 hanging items and 15-25 folded items. That suggests a 60/40 or 65/35 split is more realistic than 70/30. Use double-hanging for shorter items (shirts, jackets, folded trousers) to increase hanging capacity without sacrificing the fold zone.
Custom closet cost Dubai vs. ready-made: a quick reference. Custom closet pricing in Dubai runs AED 15,000-150,000 depending on size and finish. Ready-made units from IKEA run AED 3,000-15,000 for a full walk-in configuration. The gap in quality, fit, and longevity justifies the custom premium for properties you own.
